Houses of series II-68-02 are huge residential complexes of large sections, built in densely populated areas; on one floor there can be up to 9 apartments, mostly one-room ones. This standard project was not widely used - in total, about 60 buildings of this series were built, mainly for employees of housing construction cooperatives. In addition to this house series II-68-02 (16-story building) settled by foreign diplomats. Most of series of houses were built in different areas of the capital, several in Odintsovo, Khimki, Togliatti.





Design features of the series and facade finishing

Both external and inter-apartment walls are made of expanded clay concrete - blocks 40 and 39 cm thick, respectively. Interior partitions are made of 8-centimeter gypsum concrete. Hollow-core panels were used to equip the floors.

The facades of the series are distinguished by the presence of double triangular balconies, painted white. Moreover, all balconies in the first modifications of the project are located on one side of the house - opposite to the elevator and staircase assembly. Houses in this series, built since the late 1970s, have had their color changed facade panels (from gloomy gray to more pleasant blue) and a passage was made through a common balcony leading from the elevator door to the evacuation flight of stairs. Each entrance has 2 elevators - passenger and freight. Above the upper residential floor there is a technical floor.

The disadvantage of the project is the lack of balconies in one-room apartments, which are usually located from the 6th to 9th floors. In addition, like almost all panel houses of that period, series II-68-02 does not meet modern thermal requirements, and therefore there is freezing and the formation of condensation, mold and mildew on the inner surface of the outer walls of such houses.

Series II-68-04 is an experimental project of block houses, which were assembled from standard elements, like other standard series.
These houses have not only visual advantages, but also other good characteristics, such as a high degree of insolation, which allows sunlight to penetrate into the premises, making the apartments bright. The staggered loggias do not darken the apartments, as happens in other series.
The house has sufficient heat and sound insulation with a thickness of 22 cm, ensured by the location of the main walls between the apartments and the floor slab.
Few houses of the II-68-04 series were built due to their insufficient number of storeys, so they were quickly replaced by another series standard houses, allowing you to place large quantity residential apartments on the same territory.

Initial layout
The apartment with a total area of ​​44.4 sq.m. consists of two living rooms, a separate bathroom, a kitchen and a loggia. The living area of ​​the apartment is 28.4 sq.m., the kitchen area is 6 sq.m.
The layout of the apartment is successful from the very beginning, since the kitchen is located in the center of the apartment between the living rooms, which makes living more convenient.
Important: Between the kitchen and room 1 there is a load-bearing wall in which two ventilation ducts are laid, which makes this wall inaccessible to any changes - moving or creating a new opening in it is strictly prohibited.

In houses of this series, it is permissible to add a loggia to the living room, but provided that there is a neighbors loggia above your loggia. All houses of series II-68-04 differ slightly from each other in construction characteristics (location of communications) and location of balconies, so before you start adding a loggia to the living space, check design features external elements and coordinate the redevelopment project.
One of the advantages of the II-68-04 series is architectural plastic, which is assembled from loggias-balconies, so be careful when connecting the loggia and try not to disturb the rhythm of the external elements.

Option 1
Redevelopment with minor relocation of the wall between the kitchen and hallway. The area of ​​the bathroom has been noticeably increased by reducing the vestibule in front of the previously existing bathroom.

Series II-68-04 houses are equipped with electric stoves, which makes it possible to expand or combine the kitchen with the living room.
With such a merger, you must adhere to the rule: the transfer of kitchen equipment must be within the area of ​​​​the old kitchen, then the redevelopment will be legal and will not create problems during registration. If the sink is moved to the territory of the living room, then such redevelopment will no longer be approved.
